During the Pre-Construction phase, we work alongside you, your architect, and your designer to bring your vision to life while aligning it with your land, community standards, investment goal, and timeline.

  • BUILD FEASIBILITY & LAND EVALUATION: We assess topography, views, setbacks, access, and design requirements so your land works for your vision.
  • VALUE-ENGINEERED BUDGETING: With the guidance of our estimator, we develop a budget grounded in your priorities, helping you maximize your plans and design.

Moving Day & Beyond: A Home that Leaves a Legacy

We're with you long after the last nail is driven. Our homes are built to a higher standard and are supported like it, too.

One week before we have wrapped up construction of your home, we will conduct a walkthrough with you to ensure everything is right.

Our team will meet with you for warranty walk at 11 months to address any items that may have some up while you were settling into your home.

Hibbs Luxury homes, our trades, and our vendors offer a full one-year workmanship warranty on your new home.

DISCOVER

In our initial meetings, we dig deep into how you will use your home, your goals, and your vision. During this phase we prepare you for what to expect by:

      • Discussing wants, needs and wishes for your new home
      • Touring one of our completed homes or a home under construction.
      • Evaluating your land or potential land purchases during due diligence to provide you with feedback on topography, utilities, and lot preparation.
      • Participating in design consultations with architects and designers.

DESIGN

To begin design and planning we will discuss our Pre-Construction Services agreement. Using the vision you share during discovery, we work closely with your architect to develop construction documents that optimize your investment and reflect your life. During this phase we:

      • Assist with architect and designer selections if needed.
      • Advise on design iterations to shape the design around your budget and land.
      • Conduct final plan reviews & assist through ARC review and permitting processes.

BUDGET

When you home's design is complete, our estimator will conduct a thorough budgeting process, during which we:

      • Detail design, specifications, finishes, and options.
      • Begin preliminary selections.
      • Work with vendors and trades to request bids and timelines.
      • Review and finalize budget and construction contract, as well as investment process.

BUILD

Once your budget and design are approved, we begin active construction on your home. You will be assigned a superintendent who will manage your site daily. During this phase we:

      • Prepare & excavate your land.
      • Develop and review your project schedule.
      • Finalize selections.
      • Schedule site meetings, projects meetings, and walkthroughs.

DELIVER

Once we have wrapped up construction of your dream home, we will walk the home with you one more time before close to ensure everything is perfect. Our team will schedule a meeting at 11 months to address any warranty items that may have come up while you were settling into your home. Along with our trades and vendors, we offer a full one-year workmanship warranty on your new home.
